We’re in another year of uncertainties, but your rooftop shouldn’t be one of those headscratchers. Winter is on its way and while it may be beautiful looking out from the inside, there’s bad news wrapped up in the snowy season, including increased precipitation, extreme cold temperatures, and high winds. These weather elements are tough enough on us, but they can be detrimental to our commercial rooftops.

FREEZE. THAW. REPEAT.

Drastic temperature fluctuations wreak havoc on commercial rooftops, causing freezing, thawing, and refreezing time and time again though the winter season. Did you know that water expands when if freezes? When it does, the expansion can magnify even the smallest roof deficiency. Continual expansion and contraction of a rooftop through these freeze-thaw cycles can severely (negatively) affect the reliability of your commercial roof.

PONDING WATER

Snow and ice on your rooftop will inevitably melt and when it doesn’t have any way to efficiently escape the rooftop, you’re cursed with ponding water. Ponding water is characterized by any amount of water that remains stagnant on a roof for more than 48 hours. If your rooftop has cracks or open seams, ponding water will penetrate the roofing membrane (and that’s no good). This will not only lead to damage of the roofing materials, but it can also lead to wet insulation and can result in leaks.

High winds during any season can cause torn laps, open seams, and damaged flashings. All of these scenarios can cause leaks by allowing water/moisture to enter the building. You’re not doomed though! Building owners and facility managers can get out in front of these threats. Semi-annual inspections and preventative maintenance procedures can catch potential problems before they turn into a serious (and costly) issue. It’s been proven that proactive roof maintenance, during all seasons of the year, help to minimize roof repairs costs in the long run and actually help in elongating the lifespan of a commercial roof.
